Dana Point's 4-Bedroom+ Market Just Got Tighter — Not Weaker

Detached 4-bedroom+ single-family homes, June 2026. Fewer listings, faster sales, and buyers paying full asking price — here's what's actually going on beneath the headline price dip.

At first glance, June's numbers for Dana Point's 4-bedroom+ homes might look like a slowdown — median sale price down 15.4%. But look past that one line, and the rest of the data tells a very different story: a market with less to sell, moving faster than almost any month we've tracked, with buyers paying full price to get it.

Inventory Pulled Back Sharply

New listings dropped 35.35% month-over-month to just 11, and active listings fell even further — down 38.3% to 37 homes. Months of supply tightened to 3.4, a 34.6% drop. This is a market with meaningfully less to choose from than it had in May.

Fewer listings plus fewer active homes on market at the same time usually means one thing: what's out there is getting snapped up, not sitting.

What's Selling Is Selling Fast — and At Asking

Pending sales dropped 42.9% to 8, but closed sales actually rose 15.4% to 15 — a sign that deals opened in prior months are closing out quickly. And the speed is real: median days on market collapsed to 15 days, down 73.2%. Average days on market fell too, down 40.5% to 44 days.

The Price Picture: Why the Median Dropped While Sellers Still Won

Here's the nuance worth sitting with. Median sales price fell to $2,095,000, down 15.4%, and median price per square foot dropped 20.8% to $878. That looks soft on paper. But average price per square foot barely moved — up 1.1% to $1,162 — and the average sales price only slipped 4.1%, still landing at $3,562,000.

Put together, that's a mix shift within the 4-bedroom+ tier itself, not a market cooling off: more of this month's closings skewed toward the smaller end of the 4BR+ category rather than the ultra-luxury estates, pulling the median down even as pricing power per square foot held firm. And sellers who did list saw buyers pay up for it — median and average sale-to-list-price ratios both hit 100%, and sale-to-original-list-price ratios jumped 6%+ on both counts. Buyers weren't finding room to negotiate.

What This Means If You're Buying or Selling

If you're a seller with a 4-bedroom+ home in Dana Point, this is a strong window: less competition, faster sales, and buyers paying full ask or better. If you're a buyer, be ready to move quickly and without much negotiating room — the homes that are listed aren't lasting long, and asking price is increasingly becoming the closing price.
