Dana Point's 3-Bedroom Prices Came Back to Earth in July — Just as We Flagged
Detached 3-bedroom single-family homes, July 2026. Closed sales more than doubled while median price dropped 30% — a real-world example of why small monthly samples can mislead.
Back in June, we flagged something important about this segment: with only 5 homes closing, that month's eye-catching 62% price jump to $3,060,000 needed to be read with real caution. July gave us the confirmation. With more than double the closings — 14 this time — median sale price dropped 30% to $1,817,500. This isn't a market crash. It's what happens when a larger, more representative sample replaces a thin one.
A Much More Active Month, With a Different Price Picture
New listings rose 11.1% to 10, and active listings fell 25% to 18 — inventory remains limited. Pending sales held flat at 9 (0% change), while closed sales surged 133.3% to 14, a dramatically larger and more reliable sample than June's. Months of supply tightened to 2.4, down 14.3% — still a genuinely tight market by any measure.
Pricing Normalized Across the Board
Median days on market rose sharply to 22, up 266.7% from June's unusually fast 6-day pace — itself a sign that June's speed record was likely tied to the same small, unrepresentative sample. Average days on market rose 55.6% to 28. Price per square foot dropped meaningfully: median down 26.2% to $1,018, average down 16.6% to $1,136.
List-price ratios softened too: median sale-to-last-list eased to 98.8% (-1.2%) and average to 97.5% (-3.2%). Against original list price, sellers gave up more ground — 98.9% median (-1.4%) and 96.3% average (-4%). Median sale price landed at $1,817,500 (-30%), and average sale price came in at $2,041,893 (-18.5%). Taken together, this is a market that's still tight (months of supply under 3) but pricing at levels much more consistent with the broader Dana Point 3-bedroom segment than June's outlier-driven headline suggested.

FOR BUYERS
Don't anchor your expectations to June's headline price — $1,817,500 is a far more realistic benchmark for a typical 3-bedroom home here. With months of supply still under 3, competition remains real, but pricing is more grounded than last month's numbers implied.
FOR SELLERS
Price to the current market, not to June's outlier sales. Homes are still moving reasonably well — months of supply remain tight — but buyers have more comparable data now, and unrealistic pricing based on last month's headline figure won't hold up.
