San Clemente's 3-Bedroom Market Has Almost Nothing Left to Buy

Last month, San Clemente's 3-bedroom segment posted the tightest reading in this entire report series at 1.7 months of supply. July broke that record — months of supply fell to just 0.9, and there are now more homes pending sale (13) than actually available on the market (9). This is about as tight as a housing segment gets.
Demand Is Outrunning What's Available
New listings dropped 42.9% to 8, and active listings collapsed 75.7% to just 9 — a genuinely severe inventory shortage. Pending sales rose 44.4% to 13, and closed sales held flat at 14. With active listings sitting below pending sales, this segment is functionally sold out at any given moment right now.
Homes Are Selling Above Asking, Even as Price Metrics Dipped
Average days on market fell 74.5% to 12, tracking closely with the median — a consistent, market-wide speedup rather than a few outlier fast sales. Price-to-list ratios climbed above 100%: median sale-to-last-list hit exactly 100% (+2.6%), and average reached 101.2% (+5.1%) — buyers are paying at or above asking price on average. Against original list price, sellers closed at 99.2% median (+9.6%) and 99.7% average (+9%), a significant jump from June.
Interestingly, price per square foot moved the opposite direction — median down 16.6% to $867, average down 15% to $892 — and average sale price fell 17.2% to $1,627,536, landing below the median for the first time in this segment. With such a small pool of active and closed listings, this likely reflects which specific homes happened to sell this month (a shift toward more modest properties) rather than any actual softening in demand. If anything, the list-price ratios above 100% tell the more accurate story: this is an intensely competitive market.
