Just 7 homes closed in July, and average sale price landed at $5,553,571 — more than double the median of $2,750,000. When averages and medians diverge that sharply, the average is being pulled by a small number of exceptional transactions, not describing what a typical buyer or seller actually experienced.
Fewer Deals, Longer Timelines
New listings rose 35.3% to 23, while active listings fell 17.9% to 46. Pending sales and closed sales both dropped 46.2%, landing at 7 each — a genuinely quiet month for contract activity in this segment. Months of supply eased slightly to 4.4, down 8.3%, still within a moderate, more balanced range.
Slower Sales, Real Concessions, and a Widening Price Gap
Median days on market climbed to 62, up 47.6% — homes in this segment are taking noticeably longer to sell. Average days on market held roughly steady at 86, down slightly (-5.5%) but still well above the median, reinforcing that a handful of slower listings are stretching the average out.
Price-to-list ratios point to real negotiating activity: median sale-to-last-list eased to 95.5% (+0.7%), while average dropped to 94.6% (-4.5%). Against original list price, the gap widened further — 94.4% median (+0.3%) and 91.5% average (-3.5%). Price per square foot was similarly split: median actually fell 3.2% to $936, while average jumped 11.2% to $1,438 — a $500 gap per square foot that's a direct fingerprint of a few ultra-premium sales. Median sale price rose to $2,750,000 (+15.8%), a healthier and more representative gain, while average sale price surged to $5,553,571 (+27.2%) on the back of those standout transactions.
