San Clemente's 3-Bedroom Market Just Got Extremely Tight

Of every segment we've tracked this cycle across South Orange County, San Clemente's 3-bedroom market posted the tightest supply numbers by a wide margin. Months of supply fell to just 1.7 — deep into seller-favorable territory — even as new listings actually increased. Buyers are absorbing everything that hits the market almost as fast as it arrives.
Inventory Is Being Absorbed Almost as Fast as It Lists
New listings rose 30.8% to 17 — more sellers came to market this month. Yet active listings still fell 46.9%, also landing at 17. That's a striking pairing: nearly a third more new supply, and still a near-halving of what's actually available at any given time. Pending sales rose 6.3% to 17, and closed sales jumped 25% to 15.
Prices Are Climbing Fast, and Homes Are Selling Near Full Ask
Median days on market held flat at 11 — already fast, and it didn't need to move. Average days on market rose 33.3% to 16, suggesting a slightly wider spread between the quickest and slowest sales this month, though both figures remain low overall.
Pricing power is climbing quickly here. Median price per square foot jumped 12.4% to $1,005, and average price per square foot rose 9.5% to $1,129 — real, broad-based appreciation rather than a mix-shift story. List-price ratios were mixed: median sale-to-last-list improved to 98.7% (+0.5%), while the average slipped to 99% (-2.8%). Against original list price, median improved to 98.75% (+1%) while average eased to 98.55% (-3.1%) — a sign that a couple of individual sales likely closed with larger negotiated concessions even as the typical sale got closer to full price.
Median sale price rose 6.4% to $1,775,000, and average sale price climbed 2.9% to $1,931,733 — both healthy, sustained gains layered on top of already-tight supply.

This is one of the tightest markets in the region right now. With 1.7 months of supply and homes selling near full asking price, expect competition on well-priced listings. Be pre-approved and ready to move — homes here aren't sitting long enough to negotiate patiently.
FOR SELLERS
Conditions are strongly in your favor. Even with more new listings this month, buyers absorbed nearly all of them — active inventory fell almost 47%. Prices are rising at a healthy clip, and homes are moving quickly. This is a strong window to list.
