Irvine's 4-Bedroom+ Market Cooled Fast After a Hot June

June's report described Irvine's larger homes as heating up fast, with absorption running hot and supply tightening quickly. July told a different story. Pending sales dropped sharply, days on market stretched out, and sellers gave up more ground on price. This segment cooled just as the 3-bedroom market did — the whole city appears to be settling into a slower summer rhythm.
Demand Pulled Back Even as Supply Kept Shrinking
New listings fell 11.1% to 112, and active listings dropped 18.5% to 287 — less new supply and less available overall. Yet pending sales fell even harder, down 36.4% to 35, a clear signal that buyer commitment slowed. Closed sales still rose 14% to 57, largely reflecting deals that were already in motion from earlier in the summer. Months of supply came in at 5.7, continuing the shift toward a more balanced market that started last month.
Sellers Gave Up More Ground, But Prices Still Rose
Average days on market rose 38.5% to 54, and median days on market jumped 52.2% to 35 — a real slowdown from June's fast-moving pace. Price-to-list ratios softened accordingly: median sale-to-last-list eased to 96.6% (-0.6%) and average to 96.7% (+0.4%). Against original list price, sellers gave up considerably more — 94.7% median (-0.7%) and 94.4% average (-0.5%) — meaningfully below June's already-lower figures.
Despite the slower pace and larger concessions, sale prices actually rose. Median price per square foot ticked up 0.4% to $909, average up 1.5% to $946. Median sale price rose 2.5% to $2,530,000, and average sale price climbed 5.2% to $2,960,118. That combination — softer negotiating position for sellers, but higher closing prices — suggests the properties that did close this month skewed toward the more premium end of the segment, even as overall market pace slowed.

Real negotiating room has opened up. Sellers are closing nearly 5-6% below original list price, and homes are sitting more than three weeks longer than the June median. If you've been priced out of this segment recently, July is a genuine window to negotiate.
FOR SELLERS
The fast market from June has cooled — price carefully and expect more time and more negotiation than you may have seen a month ago. Premium, well-positioned homes are still commanding strong prices, so positioning and presentation matter more now than they did in June.
