Irvine's 4-Bedroom+ Market Is Heating Up Fast — Pricing Is Still Catching Up

If you only look at pace, Irvine's larger single-family homes had one of their strongest months in a while — inventory tightened sharply, homes sold faster, and demand surged. But pricing tells a slightly different, more patient story. This is what an early-stage seller's market often looks like: activity turns first, and price follows a step behind.

Absorption Is Running Hot

New listings actually rose 8.8% to 124 — sellers are showing up. But active listings still fell 18.8% to 273, meaning buyers absorbed new supply faster than it arrived. Pending sales jumped 42.1% to 54, and closed sales rose 12% to 56. Months of supply dropped sharply, down 30.3% to 5.3 — still moderate territory, but moving quickly toward a tighter market.

New listings rising while active inventory falls is one of the clearest signs of accelerating demand — buyers aren't just keeping pace with new supply, they're outrunning it.

Speed Is Up, But Sellers Are Still Giving Ground on Price

Median days on market fell 28% to 18, and average days on market dropped 22% to 32 — a genuine acceleration in pace. Yet price-to-list ratios show sellers haven't fully regained pricing leverage: median sale-to-last-list came in at 97.3% (+1%) and average at 97.7% (+1.3%) — both improving, but still below full asking. Against original list price, the gap was wider still: 96.4% median (+1.4%) and 96% average (+1.6%).

Price per square foot was mixed — median edged up 1.4% to $875, while average slipped 4.4% to $892. Median sale price held essentially flat at $2,495,000 (-0.4%), while average sale price fell 15.2% to $2,645,973. With 56 closings this month, that's a large enough sample that the drop likely reflects a genuine shift toward slightly less premium homes selling, rather than sampling noise.

What This Means If You're Buying or Selling

If you're selling a 4-bedroom+ home in Irvine, the momentum is clearly building in your favor — faster sales and shrinking supply are strong tailwinds, even if full asking price isn't guaranteed just yet. If you're buying, there's still some negotiating room today that's likely to close as supply keeps tightening — this may be one of the better windows left before pricing fully catches up to demand.
