San Juan Capistrano's 4-Bedroom+ Market Is Tightening Fast — And Prices Are Following

Where the 3-bedroom segment in San Juan Capistrano saw inventory grow, the 4-bedroom+ market moved in the opposite direction entirely this month — supply pulled back sharply, sales sped up, and prices posted some of the strongest gains we've tracked all cycle.
Inventory Pulled Back While Closings Picked Up
New listings dropped 39.1% to 14, and active listings fell 37.1% to 39 — a significant pullback in what's available. Pending sales eased 23.5% to 13, but closed sales still rose 13.3% to 17, suggesting deals already in the pipeline closed out efficiently even as new activity slowed. Months of supply tightened to 3.3, down 31.3% — a meaningful shift toward a tighter, more seller-favorable market.
Homes Are Moving Faster, and Prices Jumped Sharply
Average days on market fell 30.9% to 38, and median days on market eased slightly to 24 (-4%) — homes are clearing the market noticeably faster than in May. Price per square foot climbed too: median up 3.1% to $775, average up a stronger 8.5% to $831.
List-price ratios held close to full ask — 98.1% median (+0.7%) and 97.6% average (-0.2%) — with original-list ratios essentially flat at 96% median (no change) and 96.4% average (+0.6%). That leaves buyers with a small amount of negotiating room, but not much. The bigger story is price growth: median sale price jumped 13.8% to $2,760,000, while average sale price surged 36.2% to $3,841,912 — a gap that points to the top end of this segment pulling well ahead, likely a handful of high-value estate sales lifting the average considerably above the typical transaction.

There's still a little room to negotiate — sellers are settling for roughly 96-98% of asking — but don't expect much more than that. With active inventory down 37% and homes moving faster, waiting for a better deal may cost you more than it saves. Come prepared for a market where the top end is commanding real premiums.

Conditions are strongly in your favor. Less competition on the market, faster sales, and a 13.8% jump in median price all point the same direction. If you have a well-positioned 4-bedroom home, this is a strong month to bring it to market.
