Irvine's 3-Bedroom Market Keeps Loosening — Here's What Changed in July

Last month's report flagged the first real signs of cooling in Irvine's 3-bedroom segment. July confirmed it. Inventory grew again, homes took noticeably longer to sell, and months of supply climbed further — this market is settling into more balanced territory, and both buyers and sellers should adjust expectations accordingly.
Inventory Is Building on Both Sides
New listings jumped 55.6% to 28, and active listings rose 22.2% to 55 — a real increase in what's available compared to June. Pending sales eased 16.7% to 10, while closed sales rose sharply, up 63.6% to 18, likely reflecting deals from earlier in the summer finally closing out. Months of supply climbed to 5, up 22% from June's already-loosening 4 — a clear continuation of the trend, moving this segment closer to balanced-market territory.
Homes Are Sitting Longer, and Sellers Are Giving a Little More Ground
Average days on market nearly tripled, up 175% to 33, while median days on market rose 58.3% to 19. That's a significant slowdown in pace from earlier in the summer. Price per square foot softened slightly: median down 1.8% to $895, average down 1.3% to $925.
List-price ratios were mixed but mostly steady — median sale-to-last-list eased slightly to 98.2% (-0.2%), while average actually improved to 99.7% (+2.2%). Against original list price, median softened to 98% (-0.4%) and average rose to 98.6% (+0.5%). Median sale price dipped to $1,412,500 (-2.2%), and average sale price held nearly flat at $1,657,961 (-0.7%) — modest, gradual softening rather than a sharp correction.

This is the most buyer-friendly this segment has looked in two months. More inventory, longer days on market, and slightly softer pricing all point the same direction. Take your time, negotiate confidently, and don't feel pressured into a rushed offer.
FOR SELLERS
Pricing accurately matters more than ever right now. With supply up and pace slowing, overpriced listings will sit. A well-priced home is still selling — closed sales rose 63.6% — but expect more time on market and a bit more negotiation than earlier this summer.
