Laguna Beach's 4-Bedroom+ Median Price Hit $7.1M — But Don't Let That Fool You

This is one of the more important reports in the series to read carefully. On the surface, Laguna Beach's 4-bedroom+ median sale price surged past $7 million. But dig one layer deeper — only 8 homes closed, months of supply hit nearly 9, and sellers gave up real ground on price — and a very different picture emerges. This was not a month where the whole market got dramatically more expensive. It was a month where a small number of exceptional estate sales dominated a thin data set, while the broader segment showed real signs of buyer leverage.

Supply Is High, and Sellers Are Giving Ground

New listings rose 23.1% to 16, while active listings fell 16.7% to 90 — still a large pool of available inventory. Pending sales eased 9.1% to 10, and closed sales dropped 27.3% to just 8. Months of supply came in at 8.9, down 41.1% from an even higher starting point, but still among the highest readings across every segment we've tracked this cycle — solidly buyer-favorable territory.

With only 8 closed sales and a median-to-average days-on-market gap this dramatic (34 vs. 172), this month's pricing figures reflect a handful of exceptional transactions, not a shift in the broader market. Months of supply near 9 and declining price-to-list ratios are the more reliable read on where this segment actually stands.

The Price Headline vs. the Reality on the Ground

Average days on market hit 172 — nearly six months — while the median sat at just 34, down 43.3%. That's an enormous spread, and it means a meaningful number of listings in this segment are sitting unsold for a long time even as a few move quickly. Price-to-list ratios confirm real seller concessions: median sale-to-last-list fell to 94.2% (-1.7%) and average to 92.7% (-3.6%). Against original list price, the gap widened further — 88.9% median (-7.2%) and 87% average (-8.4%). Sellers, on average, are accepting 11-13% below their original ask.

Yet median sale price still reached $7,100,000 (+51.9%), and average sale price hit $7,074,375 (+23.8%). Price per square foot told the same story — median up 53.8% to $2,086, average up 44.5% to $2,144. With just 8 closings and price-to-list ratios moving in the opposite direction of sale prices, the most plausible explanation is a handful of exceptional trophy-estate sales this month, not a broad repricing of the segment.

Unless you're targeting an exceptional trophy estate, this is a strong window. Months of supply near 9 and sellers accepting 11-13% below original ask on average mean real leverage exists in this segment right now — don't be discouraged by the headline price figure.

FOR SELLERS

Price realistically from day one. With average days on market at 172, an overpriced listing in this segment can sit for months. If your home is a true standout, buyers are still paying premium prices — but the median seller needs to price to current conditions, not to this month's headline.
