Irvine's 3-Bedroom Market Is Cooling — Even as Sales Pick Up

Irvine's 3-bedroom segment sent a mixed signal in June — and the mix is the story. Closed sales rose, pending activity rose faster, yet the homes that sold took longer to sell and closed further below what sellers originally asked. This is what a market looks like when it's shifting from firmly seller-favored toward something more balanced, even while transaction counts tick upward.

Sales Volume Is Up — But Supply Is Tightening for a Different Reason

New listings fell 25.9% to just 20, and active listings dropped 13.5% to 45. That's less inventory hitting the market. At the same time, pending sales rose 27.3% to 14, and closed sales climbed 22.2% to 11 — buyers moved on what was available. Months of supply eased to 4.1, down 10.9%, still comfortably in more balanced territory rather than the tight, sub-3 conditions we've seen in some coastal segments this month.

Rising sales alongside falling new listings isn't automatically a hot market — it can also mean fewer sellers are testing the water, while existing demand works through a shrinking pool. The next two data points make clear which one is happening here.

Homes Are Taking Longer — and Selling for Less Relative to Ask

Median days on market rose to 15 (+15.4%), and average days on market jumped sharply to 30, up 57.9%. That's a real slowdown in pace compared to May. Pricing power softened too: median price per square foot fell 13.8% to $819, and average price per square foot dropped 18.2% to $826.

The list-price ratios confirm the shift. Median sale-to-last-list-price came in at exactly 100%, still solid, but down 3.9% from last month's stronger pace, and the average slipped to 99.1% (-3.2%). Compared to original list price, sellers gave up more ground: 98.7% median (-3.3%) and 96.85% average (-4.6%). Buyers are negotiating more room than they were a month ago.

Median sale price still edged up to $1,745,000 (+2.6%), but average sale price fell to $1,663,500, down 8% — and notably landed below the median. With only 11 closings this month, that inversion is likely a small-sample effect rather than a market-wide shift, but it's a good reminder not to over-read any single average in a lower-volume month.

What This Means If You're Buying or Selling

If you're selling a 3-bedroom home in Irvine, pricing accurately from day one matters more than it did last month — homes are sitting longer and closing with more negotiated concessions. If you're buying, this is one of the more balanced windows we've seen recently in this segment: less competition, more time to decide, and real room to negotiate off original list price.
