August was an intensely fast month for Dana Point's detached 4-bedroom+ home market. Median days on market fell to just 7, homes closed above their asking price, and median sale price more than doubled, up 104.9%. With only 7 closed sales behind these numbers, we'd treat the very top-line price figures with some care — but the overall direction, homes moving faster and closing at or above ask, is unmistakable.
Fewer Transactions, But a Much Faster Market
New listings fell 38.9% to 11, and active listings dropped 17.5% to 47. Pending sales fell sharply, down 60% to 4, and closed sales eased 41.7% to 7 — a genuinely quiet month for transaction volume. Months of supply held flat at 4.7 (0% change), a moderate reading that doesn't fully capture how quickly the homes that did sell actually moved.
Homes Sold Fast, Above Asking, and at Full Original Price
Average days on market fell 89.4% to just 9, tracking closely with the median of 7 — a consistent, market-wide speedup rather than a few outlier fast sales. Price-to-list ratios were especially strong: median sale-to-last-list rose to 101.5% (+3.3%) and average to 100.6% (+4.1%) — the typical detached 4-bedroom+ home in Dana Point sold above its final asking price this month. Against original list price, sellers closed at 100% median (+3.4%) and 99.6% average (+5.8%) — essentially full original ask across the board.
Price per square foot climbed notably: median up 47.7% to $1,353, average up 14% to $1,399. Median sale price reached $3,800,000, up 104.9%, while average sale price came in at $4,264,429, down 25.6% from July. That divergence, alongside the small sample of 7 closings, points to a genuine shift in which specific homes sold this month rather than a clean market-wide repricing — but the speed and price-to-list strength across the board still paint a strong seller's market for this segment.
