Laguna Beach's 3-Bedroom Prices Corrected Sharply — Just as July's Data Suggested They Might

Detached 3-bedroom single-family homes, August 2026

Back in July, we cautioned that Laguna Beach's eye-popping 3-bedroom price jump — median up 39.1%, average up a staggering 76.7% — was likely driven by a handful of exceptional coastal sales rather than a genuine market-wide shift. August delivered the confirmation. Median sale price dropped 25.6%, average dropped 30.5%, and this time median and average landed much closer together — a sign of a more typical, representative month.

Fewer New Homes, But a Steadier Pace of Sales

New listings collapsed 73.7% to just 5, and active listings fell 33.8% to 45. Pending sales held flat at 7 (0% change), and closed sales eased 20% to 8. Months of supply dropped 40.4% to 5.3 — still a relatively loose reading compared to some of the tighter South Orange County segments, but a meaningful tightening from July.

This month's median and average sale price are far closer together than July's ($2,287,500 vs. roughly $2,260,000, compared to a $1.1 million gap last month). That convergence is a good sign this month's numbers reflect the broader segment more accurately than July's outlier-driven figures did.

Faster Sales, More Realistic Pricing

Median days on market fell sharply to 11, down 79.6%, and average days on market dropped 70.2% to 31 — both far faster than July, and much closer together than last month's dramatic 34-vs-103-day gap. That's another sign this month's activity was more consistent across the sample rather than skewed by a few slow-moving listings.

Price-to-list ratios settled below full ask: median sale-to-last-list came in at 96.4% (+1%) and average at 95.6% (+0.3%). Against original list price, both improved meaningfully — 96.4% median (+6.1%) and 94.9% average (+7.7%). Price per square foot pulled back from July's inflated levels: median down 7.4% to $1,293, average down 17.1% to $1,259. Median sale price landed at $2,287,500 (-25.6%), with average sale price close behind at roughly $2,260,000 (-30.5%) — a far more grounded, believable price picture for this segment than last month's headline figures.

This is a much more realistic price environment than July suggested. With median and average sale price converging around $2.3 million, that's a far better benchmark for a typical 3-bedroom home here than last month's headline numbers. Combined with more months of supply, there's real room to shop thoughtfully.

FOR SELLERS

Price to this month's more grounded comps, not to July's outlier-driven figures. Homes are still selling quickly when priced appropriately — median days on market fell to just 11 — but buyers now have a more accurate picture of typical value in this segment.
