Laguna Beach's 4-Bedroom+ Homes Are Still Taking Over Two Months to Sell

Closed sales nearly doubled this month, which on its own sounds like great news for this segment. But dig into the details and the underlying market looks much the same as July: homes are still sitting for over two months on average, sellers are still giving up meaningful ground on price, and the gap between median and average sale price remains wide. More activity didn't mean a faster or more efficient market this time.
More Closings, But the Pipeline Behind Them Thinned
New listings fell 15.8% to 16, and active listings dropped 25% to 78. Pending sales fell sharply, down 58.3% to just 5, even as closed sales jumped 77.8% to 16 — a sign that this month's closings were largely working through deals struck earlier, rather than reflecting fresh, accelerating demand. Months of supply eased to 8, down 39.8%, but remains one of the loosest readings across this entire report series.
Still Slow, Still Discounted — But Pricing Per Square Foot Climbed
Average days on market eased to 109, down 23.8% from July's extreme 172, but a median of 70 days confirms this remains one of the slowest-moving segments in the whole series. Price-to-list ratios firmed up somewhat: median sale-to-last-list rose to 97.3% (+5.1%) and average to 94.2% (+3.4%). Against original list price, though, the picture barely moved — 89.1% median (-0.1%) and 88.1% average (+0.9%) — sellers are still accepting roughly 11-12% below their original ask on average, consistent with July.
Price per square foot actually climbed notably: median up 18% to $1,707, average up 21.8% to $1,971. Yet median sale price fell 9% to $4,734,000, while average sale price jumped 20.7% to $7,718,781 — leaving a nearly $3 million gap between the two. That combination (higher price per square foot, lower median total price, much higher average) points to smaller homes commanding strong per-square-foot pricing this month, alongside one or more exceptional large-estate sales pulling the average well above the typical transaction.
What This Means for You
FOR BUYERS
Unless you're chasing a true trophy estate, anchor to the median ($4,734,000), not the average. With homes sitting a median of 70 days and sellers still accepting real concessions from original list, there's genuine negotiating room in this segment right now.
FOR SELLERS
Price realistically and plan for a longer runway — the typical home here is still taking over two months to sell. Per-square-foot pricing power is strong if your home is well-positioned, but expect buyers to negotiate off your original ask.
