Where San Juan Capistrano's 3-bedroom segment had only 2 sales to work with this month, the 4-bedroom+ tier had 12 — a large enough sample to take the numbers seriously. And what they show is a genuine, broad-based price jump: median sale price up 41.8%, average up 41.3%. When those two figures move together this closely, it's a strong sign of real market appreciation, not a handful of outlier sales pulling the average around.
Less Activity, But Tighter Conditions
New listings fell 36.8% to 12, and active listings dropped 35.5% to 40. Pending sales fell sharply, down 63.6% to 4, and closed sales eased 33.3% to 12. Months of supply tightened to 3.6, down 30.8% — a meaningful shift toward a more seller-favorable market, even with lower overall transaction volume this month.
Faster Sales and Firmer Pricing
Average days on market fell 22.5% to 31, tracking reasonably closely with the median of 25 (-26.5%) — a fairly consistent speedup across the sample. List-price ratios firmed up: median sale-to-last-list rose to 98.4% (+0.9%) and average to 97.9% (+1.2%). Against original list price, sellers closed at 97.9% median (+3.5%) and 96.4% average (+2%) — both meaningful improvements from June.
Price per square foot held nearly flat, with both median and average landing at $718 (down 2% and 5.5% respectively) — interesting, since it means the price gains showed up primarily in overall sale price rather than a per-square-foot repricing, likely reflecting somewhat larger homes selling this month. Median sale price reached $2,912,500 (+41.8%), and average sale price hit $3,420,388 (+41.3%) — a substantial, well-supported gain given the size of this month's sample.

This segment has genuinely repriced upward — expect meaningfully higher costs than earlier in the summer. With months of supply tightening and homes selling faster, waiting for prices to come back down isn't the strategy this data supports right now.
