Laguna Niguel's Detached 3-Bedroom Market Is Settling Toward Balance

After a stretch of very fast, full-price months, Laguna Niguel's detached 3-bedroom segment eased into calmer territory in August. Closed sales slowed, days on market crept up slightly, and pricing held mostly steady rather than climbing further. This looks less like a cooling market and more like a return to a healthier, more sustainable pace after an especially hot summer.
More Listings, Fewer Closings
New listings rose 25% to 15, and active listings climbed 19% to 25 — genuinely more choices for buyers of detached 3-bedroom homes than in July. Pending sales eased 18.2% to 9, and closed sales dropped 40% to just 6 — a notably smaller sample this month. Months of supply held essentially flat at 3.1, up just 3.3%, still within a moderately tight range.
Pricing Held Mostly Steady, With the Average Correcting Down
Average days on market eased slightly to 29 (-6.5%), while median days on market rose to 23 (+9.5%) — a modest slowdown compared to earlier in the summer, though still a reasonably brisk pace overall. List-price ratios softened a touch: median sale-to-last-list came in at 98.1% (-0.6%) and average at 97.7% (+0.7%). Against original list price, sellers closed at 95.8% median (-0.7%) and 95.4% average (+0.3%) — buyers have a bit more room to negotiate than in the fastest months of the summer.
Price per square foot was nearly flat: median up 2.4% to $897, average down slightly at $915 (-0.9%). Median sale price held essentially steady at $1,517,500 (+1%), while average sale price dropped 11.1% to $1,522,917 — notably, median and average landed almost identical this month, a sign that this month's detached home sales were fairly consistent in value rather than skewed by an outlier on either end.

FOR BUYERS
This is a more comfortable window than earlier in the summer. More detached homes are on the market, days on market ticked up slightly, and sellers are accepting a bit more distance from their original asking price. You have a little more room to be selective.
FOR SELLERS
Pricing accurately matters a bit more than it did a few months ago. Homes are still selling in around three weeks and near full asking price, but the extremely fast, full-price conditions of earlier this summer have eased. Realistic pricing will keep your detached home competitive.
