San Clemente's 4-Bedroom+ Homes Are Selling Faster and for Less

This is a genuinely unusual combination: homes selling faster, supply tightening, and prices dropping — all at the same time. With 21 closings this month, this is a large enough sample that the price decline looks like a real trend rather than small-sample noise, and it continues a softening pattern that started showing up in June's average sale price.
Less Supply, Faster Sales
New listings eased 9.4% to 29, and active listings fell sharply, down 37.8% to 69. Pending sales dipped slightly, down 5.3% to 18, while closed sales rose 5% to 21. Months of supply tightened to 3.4, down 29.2% — a meaningfully tighter market than June, at least by traditional supply measures.
Prices Softened Broadly, With a Decent Sample Backing It Up
Average days on market fell 10.5% to 34, still noticeably above the median of 11 — a real gap, though less extreme than in some of the smaller-sample segments this cycle. List-price ratios were roughly steady: median sale-to-last-list eased slightly to 98.3% (-0.7%), average edged up to 98.8% (+1.3%). Against original list price, median came in at 95.6% (-0.4%) and average at 96.6% (+2.4%).
The real story is in the price levels. Median price per square foot dropped 16.5% to $730, and average fell 17.9% to $764 — both meaningful declines. Median sale price fell to $2,200,000, down 18.4%, and average sale price dropped to $2,365,433, down 23.8%. With 21 closings, this is a large enough sample that the drop looks like genuine softening rather than sampling noise — a real shift from June's already-declining average, now showing up in the median too.

FOR BUYERS
This is a genuinely good window. Prices have come down meaningfully from June, and homes are still moving quickly — meaning well-priced properties won't sit forever. If you've been priced out of this segment recently, it's worth another look now.
FOR SELLERS
Price to today's market, not to earlier-summer comps. Homes are selling fast when priced accurately — median days on market fell to just 11 — but buyers are clearly comparison-shopping against lower recent sales. Realistic pricing will move quickly; ambitious pricing may not.
