San Clemente's Detached 4-Bedroom+ Homes Cost More in August — But Buyers Still Have Leverage

This month's numbers for San Clemente's detached 4-bedroom+ segment don't point in a single clean direction, and it's worth being straightforward about that. Sale prices jumped sharply — median up 47.7%. At the same time, sellers accepted noticeably bigger discounts off their asking prices than they did in July. Both things are true at once, and understanding why matters more than picking a single headline.

Fewer Listings on the Market, More Deals Getting Done

New listings held flat at 32 (0% change), while active listings fell sharply, down 30.2% to 74. Pending sales rose 20.8% to 29, and closed sales jumped 53.8% to 20 — a genuinely active month for transactions, even with a smaller pool of active detached homes to choose from. Months of supply tightened to 3.5, down 23.9%, a real move toward tighter conditions for detached 4-bedroom+ homes here.

On its own, tighter supply and a jump in closed sales would usually suggest sellers gaining leverage. But the pricing data below tells a more complicated story — sellers actually gave up more ground relative to their asking prices this month, not less.

A Realistic Read: Higher Prices, Wider Negotiating Room

Median days on market held nearly flat at 35 (+2.9%), and average days on market eased slightly to 36 (-10%) — pace didn't change dramatically either direction. The more telling numbers are the price-to-list ratios, and they moved the opposite way you might expect given tightening supply: median sale-to-last-list fell to 96.2% (-1.5%) and average to 95.9% (-2.6%). Against original list price, the gap widened further — 93.5% median (-4.3%) and 93.6% average (-2.7%). Sellers, on average, accepted roughly 6-7% below their original asking price, a meaningfully bigger discount than in July.

Yet price per square foot and total sale price both climbed substantially. Median price per square foot rose 14.7% to $795, average up 16.1% to $836. Median sale price reached $3,175,000, up 47.7%, and average sale price hit $3,112,700, up 45% — the two figures moving almost identically, which with 20 closings is a decent-sized sample and suggests this is a genuine, broad-based shift rather than one or two outlier sales. Put together, the most honest read is this: buyers this month were purchasing meaningfully larger or higher-value detached homes than in July, and while overall transaction prices came in much higher as a result, sellers of those pricier homes were still negotiating down from their original asks by more than usual. This isn't a straightforward "hot market" or "buyer's market" — it's a segment where the mix of what's selling has shifted upward in price, while individual negotiations still favor buyers more than the headline sale prices suggest.

Don't be discouraged by the 47.7% price jump in isolation — it likely reflects which homes sold, not a blanket repricing of every detached 4-bedroom+ home in San Clemente. Sellers are still negotiating meaningfully below original asking price on average, so there's real room to work with on well-priced listings.

FOR SELLERS

Price with intention. The homes that sold this month did so at strong prices, but buyers pushed back harder on original list price than they did in July. An aggressive original ask may cost you more negotiating room than it gains you — price close to realistic market value from the start.
