SAN JUAN CAPISTRANO MARKET REPORT · JULY 2026

San Juan Capistrano’s 3-Bedroom Market Had Just 2 Sales This Month — Here’s How to Read That

Detached 3-bedroom single-family homes, July 2026

A quick note before anything else: only 2 homes closed in this segment in July. With a sample that small, median and average are mathematically identical for every metric in this report — they’re both simply describing the same two transactions, not a broader market pattern. Treat the figures below as what happened to two specific homes, not as a reliable trend.

Even with that caveat, there’s still useful context here. Inventory remained essentially flat, the homes that did sell went for right around asking price, and price per square foot came in notably higher than June. Just don’t read too much into the percentage changes — with a base of one or two homes, small differences produce large-looking swings.

A Quiet Month for Both Listings and Closings

New listings dropped 55.6% to just 4, while active listings held flat at 11 (0% change). Pending sales also held steady at 3 (0% change), and closed sales fell to 2, down 33.3% from an already-low starting point. Months of supply eased to 2.7, down 18.2% — still a tight reading, though based on very little transaction volume.

The Two Homes That Sold Went Above Asking

Both closed sales this month sold above their most recent list price — 100.2% for both median and average — and 98.4% of original list price. Price per square foot came in at $1,071 across the board, up meaningfully from June. Median and average sale price both landed at $1,501,500.

Because there are only 2 transactions behind these numbers, we’d caution against using this month’s price-per-square-foot or sale price as a pricing benchmark on its own. Pull specific comparable sales for your property or target home instead, or reach out and I’ll help contextualize it against a wider data set.

What This Means for You

FOR BUYERS

Inventory in this segment is genuinely limited — only 11 active listings, and just 2 sales closed all month. When the right home does come up, be ready to move; both sales that closed went above asking price.

FOR SELLERS

With so few recent comparable sales, work closely with a specific, well-chosen comp set rather than relying on this month’s citywide averages. The homes that did sell performed well — a good sign for well-positioned listings, even with limited data.
