San Clemente’s 4-Bedroom+ Homes Are Selling Twice as Fast

SAN CLEMENTE MARKET REPORT · JUNE 2026

San Clemente’s 4-Bedroom+ Homes Are Selling Twice as Fast

Detached 4-bedroom+ single-family homes, June 2026

San Clemente’s larger homes told a story of rapid acceleration this month. Supply pulled back sharply, sales sped up dramatically, and homes are closing right around full asking price. Like the 3-bedroom segment we covered separately this cycle, San Clemente as a whole is running tight — and the 4-bedroom+ tier is moving even faster.

Less Supply, More Demand — And a Lot More Speed

New listings fell 34.2% to 25, and active listings dropped 39.8% to 68. That’s a real contraction in what’s available. Meanwhile pending sales rose 25% to 20, and closed sales edged up 3.8% to 27. Months of supply tightened to 3.3, down 31.3% — a clear move toward a more seller-favorable market.

The standout number this month is speed: median days on market collapsed 70.3% to just 11 days. Combined with falling inventory and rising pending sales, that’s one of the clearest acceleration signals we’ve tracked across any segment this cycle.

Homes Are Closing Near Full Ask, and Pricing Held Steady

Average days on market also dropped, down 27.3% to 32 — both the typical and average sale accelerated meaningfully this month. Price-to-list ratios improved across the board: median sale-to-last-list rose to 99.2% (+0.9%) and average to 99.5% (+1.4%). Against original list price, sellers closed even stronger — 98.7% median (+1.3%) and 97.7% average (+1.8%). Buyers had very little room to negotiate this month.

Price per square foot held essentially flat: median up just 0.1% to $787, average up 1.9% to $895. Median sale price rose modestly to $2,525,000 (+1.2%), while average sale price fell 17.6% to $2,778,016. With 27 closings this month, that’s a large enough sample to suggest a genuine mix shift rather than noise — fewer ultra-high-end estate sales closed this month relative to May, which pulled the average down toward the median even as typical pricing stayed firm.

What This Means for You

FOR BUYERS

Move quickly and expect to pay close to full ask — homes are selling at 99%+ of list price and clearing the market in 11 days at the median. The days of patient negotiation in this segment appear to be behind us for now.

FOR SELLERS

This is a strong window. Inventory fell sharply, demand is rising, and homes are selling near full asking price in record time. If you have a well-positioned 4-bedroom+ home, conditions favor listing sooner rather than waiting.
